January 2023 has remained consistent with the previous months in lower inventory quantity from the past year. January’s active listings did not match or increase for Connecticut residents. The number of sales decreased by 35% to 1600. The average number of days to sell went down by 10%, bringing the median sale price up by almost 2%. 

As for condominiums, we have no change in the number of active listings and a drop in sales. It has taken an average of 42 days for condos to sell, a significant decrease from the 2022 average of 48 days on the market. The median sale price has gone up almost 10% to $225,000.

In January 2022, there were 880 active listings for single-family homes. This year, there has been an increase of 12% to 993 homes listed. Home sales were down 30%, and the average number of days on the market increased from 45 to 46. The median sale price rose by 2% in 2023, from $298,485 to $305,125.

This month, condominium units had a considerable increase in active listings. The number of sales decreased by 30%, and the average number of days to sell went down by 14.3%. As for the median sale price, there’s been an increase of 4% to $195,000.

In January 2022, there were 252 active listings for single-family homes. This year, there has been an increase of 8.7% to 274 homes listed. The number of sales has shown a decrease of 40%. The average number of days to sell has decreased from 40 to 34, while the median sale price has increased by 13%.

The number of condominiums listed has seen a notable increase of 24%. Sales for the month of January have fallen 30% from 2022’s numbers. The average days on market increased by 9.5%, and the median sale price increased 4.3% to $195,000.

New London county saw an increase in active listings in January 2023 compared to last year. For single-family homes, sales went down by a whopping 63%, and it took an average of 31 days to sell a home this year, a twelve-day decrease from 2022. The median sale price decreased slightly to $300,000.

The number of condo units actively listed has slightly increased since 2022. Sales have decreased from 2022 to 2022 by 19.4%. The number of days to sell has gone down by 34.8%, and the median sale price has increased by 23% to 203K.
