April 2023 has remained consistent with the previous months in lower inventory quantity from the past year. April’s active listings did not match or increase for Connecticut residents. The number of sales decreased by 29% to 1,819. The average number of days to sell went up by 16%, bringing the median sale price up by over 3%.
As for condominiums, we have a notable decrease in the number of active listings and a drop in sales. It has taken an average of 33 days for condos to sell. The median sale price has gone up by 20% to $265,000.

In April 2022, there were 1,070 active listings for single-family homes. This year, there has been a decrease of 8.7% to 977 homes listed. Home sales were down 27.8%, and the average number of days on the market increased from 34 to 45. The median sale price increased slightly in 2023 to $343,700.
This month, condominium units had an increase in active listings. The number of sales decreased by 25.6%, and the average number of days to sell went down by 22.9%. As for the median sale price, there’s been an increase of 17.1% to $222,500.

In April 2022, there were 259 active listings for single-family homes. This year, there has been an increase of 6.2% to 275 homes listed. The number of sales has shown a decrease of 27.5%. The average number of days to sell has decreased from 33 to 37, while the median sale price has decreased by 6.8% to $351,000.
The number of condominiums listed has seen a slight increase of 4.8%. Sales for the month of April have fallen 63% from 2022’s numbers. The average days on market increased by 30%, and the median sale price increased 42.3% to $236,250.

New London county saw a slight decrease in active listings in April 2023 compared to last year. For single-family homes, sales went down by 19.4%, and it took an average of 35 days to sell a home this year, a five-day decrease from 2022. The median sale price increased slightly to $323,750.
The number of condo units actively listed has decreased considerably since 2022. Sales have decreased from 2022 to 2023 by 37.5%. The number of days to sell has gone up 17.8%, and the median sale price has decreased by 3% to $176,000.
